Important Notice

The following information details a community concept we are working on for an affordable housing community development proposal. It is based on information we have gathered, but where it involves municipal owned land, the land may ultimately be used for a different purpose than what we are proposing.

By completing the I’m interested form, you help us address the question we get all the time from municipal staff and funding providers: “Who will live in your tiny home communities?”  Should you indicate an interest in this or another project, we will reach out to you, when we have an approved project in your area of interest.

Kincardine Concept

Kincardine is a community and former town, located in the municipality of Kincardine on the shores of Lake Huron in Bruce County in the province of Ontario, Canada. The namesake town is located at the mouth of the Penetangore River, and was founded in 1848 by the name of Penetangore.  Kincardine is the gateway to the Sunshine Coast, the Bruce Peninsula, as well as Cottage Country. Our beautiful shorelines provide excellent boating, fishing, and of course, swimming for your family getaways.

Monthly Expenses

  • All homes pay a monthly community fee that includes their utilities, a portion to servicing the long-term Community Bond debt, and expenses related to operating & maintaining the common areas.
  • Where homes are owned, the only monthly expense is the community fee.
  • People on the rent-to-own program pay an additional fee per month, which accumulates over 5-years to become a 15% down payment, allowing them to qualify for a mortgage on the remaining balance.
  • The affordable-to-own costs expect that the buyer has purchased the home outright or if financed, the mortgage payment is in addition to these costs.

  • Community service*:

    All citizens can provide 20 hours per month of community service, to directly reduce their monthly community fee. This is optional, and can include working in the community gardens, office work, organizing events, etc. to maintain an active, healthy community. Jobs will be posted, and citizens can choose how they would like to contribute.
